The site, located within a historic district in the south point neighborhood of South Beach, is composed of mainly medium density residential and commercial projects. There is a rich and diverse blend of styles ranging from Art Deco, MiMo (Miami Modern architecture of the 1950’s and 1960’s), Mediterranean revival, and contemporary design. The site has a main street frontage as well as a rear alley approach and is squeezed between a multi-story residential building. These conditions make the context fragmented and in constant change.
